VICE PRESIDENT AND SENIOR PARTNER OF THE OFFICE SERVICES GROUP, of Landmark Commercial Realty, Inc., has specialized in Office and Business Park Property leasing and tenant representation since 1988. Prior to joining the company Posavec was a sales/leasing associate with a local commercial real estate firm where he served for three years. Posavec holds a finance degree from Penn State University.

Posavec has extensive experience representing companies in the acquisition, disposal and leasing of Office and Business Park Properties. In addition, he advises firms on site selection and location analysis. He is highly recognized as the authority on the office market in the mid-state and is the author of the acclaimed publication "Market Watch", an office analysis of the Harrisburg Marketplace. He has represented major national and international companies and has helped secure locations for several hundred Central Pennsylvania based companies.

RECENT ASSIGNMENTS

  1. Represented Hoffer Properties in its acquisition of the 220,000 sq. ft. former PHICO Headquarters building located in Mechanicsburg, Pennsylvania. After a two year marketing period the sale was completed in late 2004.
  2. Assisted Pennsylvania Housing and Finance Agency in their selection of a 169,000 sq. ft. build-to-suit sale-back. The eight story project will include 177 parking spaces and was completed in early 2004.
  3. Exclusive broker for Belco Federal Credit Union for the sale of their downtown office campus. The Belco property is approved for 93,000 sq. ft. of office space.
  4. Exclusive broker for Electronic Data Systems in their recent sale of a 60,000 sq. ft. regional office building located in Camp Hill, Pennsylvania. Co listed the property with Jones Lang LaSalle and sold the project within 60 days.
  5. Represented ITT Technical Institute in their selection of a 30,000 sq. ft. office suite located in Harrisburg. The $4.5 million transaction was completed after an exhaustive search of the Central Pennsylvania Marketplace.
  6. Assisted AXA Network on its 9,000 sq. ft. lease renewal in Harrisburg. Coordinated all aspects of the transaction with Cushman & Wakefield of New York to structure a flexible lease arrangement.
  7. Assisted Jerich Properties in its acquisition of the 20,000 sq. ft. Mary Sacs Building located at 208 N. Third Street, Harrisburg. The $1,265,000 transaction was completed within 90 days.
  8. Exclusive broker for Milestones, LLP in the acquisition of its 20,000 sq. ft. office building located at 2700 Commerce Drive, Harrisburg. The $2,065,000 transaction was completed in 30 days.
  9. Exclusive broker for Capital Area Intermediate Unit in their selection of the 400 block of Winding Hill Road, Mechanicsburg. After a thorough search of the Harrisburg office market, a long term 40,000 sq. ft. build to suit lease arrangement was executed. The $12 million transaction was one of the largest in the mid-state in recent years.
  10. Coordinated a comprehensive search for Liberty Mutual in their selection of a 20,000 sq. ft. office property. Negotiated a below market long-term lease to significantly reduce rental cost and right size the firms operation.
  11. Represented Lower Paxton Township in the sale of its 27,000 sq. ft. township office building. Project was under agreement in 75 days.
  12. Assisted Electronic Data Systems in their renewal of a 45,000 sq. ft. office property. Negotiated a short term lease with attractive parking arrangements to provide EDS with maximum flexibility. Project completed in 120 days.
  13. Represented The Trane Corporation in the relocation of their 20,000 sq. ft. regional office. The build-to-suit project was completed after an exhausting search of the suburban Harrisburg market.
  14. Exclusive Broker for Hayes Large Architects. Assisted in the search for their 10,000 sq. ft. regional office property in the Central Pennsylvania area.
  15. Represented Chubb and Son in their 9,000 sq. ft. relocation to the 4999 Louise Drive building. Beginning with a suburban Harrisburg search we were able to significantly upgrade their facility at an attractive rental figure.
  16. Coordinated complicated negotiations for Michael Baker Jr. Engineering in their 20,000 sq. ft. search of the Greater Harrisburg Office Market. Beginning with an entire metropolitan search we were able to upgrade their facility at a fair market rental.
  17. Exclusive broker for Solomon Smith Barney, Inc. in their renewal of approximately 16,000 sq. ft. located at Strawberry Square, Harrisburg. After a tour of the Harrisburg Market Place the firm was able to substantially upgrade their facility and secure a long term lease at below market rate.
  18. Represented Dr. David Amato in the sale of his 36,000 sq. ft. office property located in Harrisburg. The transaction was completed in 60 days.
  19. Exclusive broker for Hoffer Properties in the sale of two office properties totaling over 45,000 sq. ft. in Harrisburg. The buildings located at 3540 and 3544 North Progress Avenue were fully stabilized at closing.
  20. Exclusive broker for Verizon Corporation on the $4.5 million sale of two properties encompassing over 33,000 sq. ft.. The property was under contract in three weeks and settled two weeks thereafter.
  21. Re-negotiation of leases for several Fortune 100 corporations. Right-sizing corporate clients with superb local knowledge.
