Growth along the Route 15 Corridor

Within the last few years, the Route 15 Corridor between Cumberland and Northern York counties has grown tremendously and continues to do so.

“Cumberland county is one of the fastest growing counties in the state,” says Dan Dutcavich with Landmark Commercial Realty. “When populations grow, the natural progression is to see an increase in commercial development.”

Dutcavich believes we will see an uptick in commercial development along the Route 15 corridor in Upper and Lower Townships, similar to the growth that we have seen over the years in townships within the Cumberland Valley School District.

Dutcavich adds, “Route 15 is a main corridor for our region connecting homes to work and business. If you look at Northern York county, particularly the Dillsburg area, you will notice many new, residential developments that did not exist a few years ago. There is a lot of untapped property in the northern York area, and like I said before, commercial property development and redevelopment will follow rooftops.”

Arcona

An example of the growing desire to be along the Route 15 Corridor is the newest mixed-use development, Arcona. Founded in 2014, this property is one of the last, large developable areas along the corridor in Cumberland county. The development encompasses in excess of 270 acres. Located at the intersections of Rossmoyne, Lisburn and Arcona Roads in Lower Allen Township, it contains more than 1,000 homes, 100,000 square feet of office, retail and commercial space, 85 acres of preserved space and 10 miles of pedestrian trails connecting people to their homes, work and shopping.

Landmark Commercial Realty was selected as the exclusive broker to market the commercial, retail, and office properties for Arcona.

“The overall goal of the development is to provide city conveniences in a suburban setting”, said Sean Fitzsimmons with Landmark Commercial Realty. “All the commercial properties can be built to suit. The developers can move fast on any type of ground-up development, from retail, office, to retirement or senior living, or medical uses. We are currently working on a brewery restaurant concept, with the goal of having it operational in early 2019.”

Arcona, when completed, will be a beautiful mixed-use development. The residential homes are attractive and versatile, with numerous amenities already in place for residents. The commercial component of Arcona provides businesses a new option, not available in our market – new construction, fresh design, with views of green space – not asphalt highway.

“I continue to have serious discussions with businesses looking to relocate here,” adds Fitzsimmons. “Their employees want something different – the live here, work here, play here concept is an attractive option. With people being busier more than ever, most want conveniences close to work and home. Nothing is more frustrating than getting stuck in traffic or navigating through numerous traffic lights during a lunch break or on your way to or from work.”

Dutcavich says, “There are not many places left along Route 15, especially like Arcona. The whole concept is building an entire community from the ground up. It is a great opportunity for business owners or investors. A project like this – the combination of commercial and residential real estate – is a trend I only see growing in popularity, especially with the millennial generation and the shift for a better work life balance.”
