Landmark Commercial Realty initiated the transformation of 2224 Paxton Street by securing site control in mid-2023 and immediately launching a zoning-first strategy to confirm permitted IOS uses under Swatara Township ordinances. This certainty allowed for a highly targeted market analysis focused on logistics and transportation users.
JB Hunt, with existing nearby operations and growing regional needs, was quickly identified as a strong match. Landmark worked closely with the tenant, engineering consultants, and the township to structure a lease and coordinate entitlements.
When PennDOT’s I-83 expansion required acquisition of a portion of the site, Landmark and its development partners—BL Companies and ECI Group—adapted the site plan with revised compaction grading, stormwater engineering, and secure access design to maintain the project’s functionality and long-term value.
Tenant Solutions
The project reached full tenant occupancy in Q1 2025. JB Hunt consolidated nearby operations into the new IOS facility, improving efficiency and regional coverage. The site, once long dormant, now plays a strategic role in regional freight movement and has helped accelerate reinvestment along the Paxton Street/I-83 corridor. The project also eliminated a major underutilized parcel and contributed to increased tax revenue and infrastructure improvement for the community.
