    Landmark prioritized tenant retention during the renovation phase, securing early lease renewals while simultaneously pursuing new prospects. Customized deal structures, flexible lease terms, and open communication helped build trust and attract anchor tenants to stabilize the rent roll.

    As a result, building occupancy increased from 40% to 93%. With a stabilized tenant mix and fully executed repositioning, the asset was brought to market and sold for $10 million in February 2025. Landmark represented both the seller and the buyer, facilitating a seamless, full-cycle transaction that reflected the strategic planning and value creation achieved over the course of the engagement.
