    With a goal to refresh their brand identity and align their headquarters with the aesthetic of their Connecticut regional office, ACBB partnered with Landmark Commercial Realty to plan and execute a headquarters relocation that could deliver both function and style.

    Landmark responded with an integrated strategy—bringing together experts in brokerage, space planning, and occupier services to deliver a seamless relocation. This project exemplifies how Landmark’s cross-functional teams solve complex challenges with clarity, creativity, and speed.

    ACBB entered the relocation process with a clear goal: to align their physical workspace with the evolving needs of their business and employees. Their existing facility no longer supported their operational model or collaborative culture. Landmark was tasked with identifying a property that met both their space requirements and financial expectations—while ensuring a smooth transition with minimal disruption.

    Modernize & Downsize

    Establish a one-floor workflow to enhance cross-team interaction and encourage face-to-face collaboration among employees, many of whom had not worked together in person since being hired during the pandemic.

    Our Approach

    Brokerage Actions

    ACBB’s relocation and property disposition required a carefully coordinated effort—led by Michael Curran, SIOR, President, and Sean Fitzsimmons, Senior Associate, of Landmark Commercial Realty. Working closely with Colleen Erickson, NCIDQ, and ACBB’s executive leadership, the team implemented a dual-track strategy: secure a modern headquarters while unlocking value from ACBB’s former asset at 1400 Market Street, Camp Hill.

     

    While exploring lease opportunities for the new headquarters, Landmark concurrently positioned the Market Street property as a user/owner or redevelopment opportunity. Jessica Lilly, Associate, played a key role in identifying and securing the eventual buyer, who planned a multi-family redevelopment of the site. Jason Grace, CCIM, SIOR, CEO and Managing Principal, represented the buyer in the transaction.

     

    A short-term leaseback allowed ACBB to continue operations uninterrupted while transitioning into their new space at 225 Grandview Avenue, Suite 401. The initial lease was signed in 2022, giving ACBB a flexible foundation to grow into the space. In 2024, ACBB reaffirmed their long-term commitment by renewing their lease and expanding their footprint by 3,289 SF, bringing their total occupancy to 15,512 SF.

    Occupier Strategy & Workplace Design

    On the occupier solutions side, Colleen Erickson, NDICQ worked closely with ACBB’s executive team to design a modern, efficient workspace at 225 Grandview Avenue. The layout prioritized openness and light, with floor-to-ceiling windows, clean sightlines, and functional zones for work, meetings, and casual connection. Every detail—from furniture systems to lighting and flooring—was selected to support employee comfort, encourage collaboration, and reflect the ACBB brand.
