Landmark Supports Local Client’s 1031 Exchange & Relocation

CAMP HILL, PA — June 23, 2025 — Landmark Commercial Realty is pleased to announce the successful sale of 4705 E Trindle Road and the subsequent acquisition of 400-402 E Main Street in Mechanicsburg, PA. Jessica Lilly, MBA, Senior Associate at Landmark Commercial Realty, represented the client as both the listing agent on the sale and the buyer agent for the new acquisition.

The transaction began with the sale of the client’s property at 4705 E Trindle Road, which closed on May 16, 2025. The business, A Child’s Eyes—a pediatric-focused optician that has been serving children for over a decade—had outgrown its space, prompting the need for a larger, more strategic location. As the only practice of its kind in the region, A Child’s Eyes required a site that would support its continued growth while maintaining its specialized service to the community. Jessica worked closely with the client to identify a property that would not only accommodate the company’s operational needs but also create long-term value.

To maximize the financial benefit of the transition, Jessica coordinated a 1031 exchange, enabling the client to reinvest proceeds from the sale into a like-kind property while deferring capital gains taxes. Just three days later, the client closed on 400–402 E Main Street in Mechanicsburg. The new property offers expanded space for the business and includes multiple income-generating opportunities through excess leasable space and several multi-family residential units on the parcel.
